It’s hard to know at the end of this week whether I should continue recounting last weekend or move the focus to the upcoming weekend. I’ll go with last weekend, but I must mention that this weekend is likely the biggest of the Dogwood Arts Festival, with the Arts and Crafts Festival on Market Square and throughout Krutch Park. The artisan works are phenomenal and the food tent, in which chefs prepare dishes with wine pairings, is one of my favorite single events of the year.

Still, I must give a nod to last weekend’s Knoxville Marathon which drew several thousand people. The race has grown to include a 5K, Half-Marathon, Marathon and Marathon Relay. Urban Son-in-Law backed off to the half-marathon this year and many Urban Friends ran various other races. I think one reason for the massive crowds last weekend was the marathon, as a number of people came in from out of town or simply stayed downtown to enjoy the other events going on.

I love the fact that a fitness-based event has become so big in the city. It also works beautifully to have so many great activities downtown to greet any out-of-town visitors. There is no way someone visited the city last weekend, encountered the beautiful weather, pianos on the square, Chalk Walk, First Friday, Rhythm and Blooms and came away with anything other than a very positive impression of what is happening here. They also spent time and money in the Health and Fitness Expo on Saturday.

The starting line and staging area always attract me. Nerves jangle about at every turn, runners giddy with excitement warm up maybe a bit too much. Proud families wish their loved ones well. The mayor spoke at this year’s opening and the national anthem makes any sporting fan’s blood reach a quick boil of anticipation. Some are there to win, others to have fun and others simply to finish. Music pounds from a PA system as it will throughout the race as live bands play for the runners.

I photographed eventual winner Wojciech Kopec (2:22:15) as he left the start line (red jersey above, number 2), but missed him at the twenty-five mile mark. I did catch Edward Tabut passing the UT Conference Center, heading into the final stretch. He was about three minutes behind first place. He also nearly left the course by not turning onto Locust, but a policeman yelled, pointed and Edward corrected his course.

About four minutes behind him was Bryan Moresman in third and I really felt for the next two guys as I photographed them leaving Market Square. They ran within steps of each other around the twenty-four mile mark and clearly, they would battle to the finish line. In the end, while Stewart Ellington (No. 6) lead by a few yards at that point, Abraham Kogo (No. 3) would pass him in the end to win fourth place. Two seconds separated them at the finish line. Others would pass through downtown on into the afternoon. In fact, Urban Son-in-Law spotted a couple going through around 4:00, well after the official times have stopped. It reminds me of Cake’s awesome song, “The Distance.” All that matters at that point is finishing. And whether anyone else knows or acknowledges the fact, you know. It has to feel good. I never made it to the complete marathon and I admire those who do.

Knox Heritage Tour of Armature Building

Knox Heritage sometimes gives its members the opportunity to tour buildings which are being renovated and/or re-purposed. Last fall I wrote about their tour of the White Lily building, for example. It’s a great chance to see the “bones” of the buildings before the finished product. It always gives me an appreciation for the people who have the vision to see what could be made of these properties, many of which have been seriously neglected. The tours are great and the organization is great, so if you aren’t a member, you should consider joining, which you may do here.

Often the properties on display are being developed by David Dewhirst, who is responsible for the renovations and development of downtown properties such as the Emporium, the Daylight Building and the JFG Building. A profile of Mr. Dewhirst and his projects was published in the News Sentinel yesterday. His company is currently doing the work on the Arnstein Building, the New Union Shops and the Armature Building, which is the building he allowed Knox Heritage members to tour this past Friday night.

I believe I understood that what Knox Heritage was calling the “Armature Building” is actually three buildings. The building at the corner of Gay and Jackson is called the Three Feather’s Building and it is moving quickly toward readiness for occupancy. I noticed that washers and dryers had arrived a couple of weeks ago and that usually means the later stages have been reached. It will have ten rental units and the bottom floor will be retail. This building was the home for Volunteers of America, a homeless shelter, and was not included in the tour.

The next two buildings down Jackson Avenue were referred to by Knox Heritage as the Armature Building but are, in fact, two buildings. The first has ten units on three floors, just as the Three Feathers Building. These units vary from studio apartments to two bedrooms and will likely range in price from around $600 to $1100 per month. To have a studio apartment for $600 in a very cool location in the city is an amazing value.

The third building in the row is the largest of the three and should yield just over fifty units. It is also the least developed of the three and was in the worst shape when it was purchased. Its manufacturing history is evident by the manlift in its center and the drive-in bay on the front.

Another interesting feature is the holes in the roof which appear to be openings for vents during its manufacturing incarnation, but which will likely serve as awesome skylights for the units.

The views are also unique, with the front offering a view of the train tracks and the historic depot buildings and the side offering a view of the back of the western side of the 100 block of Gay Street along with the Emporium, Sterchi and other buildings peeking over the top.

The back view varies depending on which building, with the second building from the corner offering views of what will likely be a nice courtyard and the third building offering views of a small stand of trees and a hillside. The second floor offers a wonderful row of arched windows across the back. There is a rumor afloat of a pool to be added behind the building and for some connection to the underside of the Jackson Street viaduct from the front side of the lower floors.

The schedule calls for the first two buildings to be ready by this fall, with the larger building slated for a December opening, though the representative on site implied this might be an ambitious goal. That will add over seventy units to the residential pool in downtown Knoxville at a time when rental units, particularly, are at a premium and  units for purchase also seem to be emerging from the slow sales period of the recession.

It was a very good evening to reconnect with Knox Heritage members and downtown friends. Also, I find it uplifting and encouraging that progress continues in the city that I love. You might consider joining Knox Heritage if this sounds like the kind of thing you would enjoy. You might consider moving downtown if this sounds like the kind of community you might enjoy connecting to. I know I’m glad I did.

Tour of New Union Shops, Plus More Tree and Vine

Yesterday’s blog post about the eminent Knoxville advent of The Tree and the Vine certainly stirred up quite a response. I’d e-mailed the owners to let them know I was posting about their business, so I hoped to hear from them and I did. What I didn’t anticipate was that I would hear from a person affiliated with the development of the building. Fortunately, everyone was pleased and an offer was extended for me to look around the building and see the plans.

Paul Karlsson, co-owner of The Tree and Vine along with his wife Terri, expanded on their plans and hopes for the new business, saying, “the name is primarily a reference to the Olive Tree and the Grape Vine (balsamics) since balsamic vinegar is made from grape must, which is made from cooked, white, Trebbiano grapes grown in the Modena and Reggio Emilia, Italy.” Got that? Me either, but I’m hoping to learn all about it personally when Terri and Paul arrive. I’m guessing a trip to their store will be fun and educational as well as delicious.

The store in Asheville, and soon the one in Knoxville will carefully reflect their personal talents and skills as Terri designs the colors and textures while Paul plans the layout and lighting. He actually builds the cabinetry himself and he is “currently in the process of building the cabinetry in our shop,” from “natural maple and cherry,” which he hopes will set a pleasing atmosphere.

In addition to their Olive Oil, they are very proud of their Balsamic Vinegar. He insists, “after traveling all over Italy and tasting samples at International Fancy Food Shows, we still carry the best tasting aged Traditional Balsamic Vinegar we have ever tasted, regardless of price.” Hungry?

Later in the day I met the person who had offered the tour. He requested not to be named or photographed. When we met on the sidewalk he was wearing a fake nose, glasses and mustache . . . not really, but it’s a fun image, no? Actually, he was a very nice person who certainly had no reason other than kindness to offer me the tour.

He started by showing me the plans for the building and, thankfully, explaining what they meant. In a nutshell the exterior plans call for the entire front of the building to be glass. The bricks wrapping around the southwest corner of the building will be left and all the other frontage will be removed, probably within the next couple of weeks.

Over the large plates of glass will be a new awning, giving shelter to sidewalk traffic. He is also considering the addition of fencing similar to that in front of Sapphire, which, as you can see in the photograph, is very attractive. His thinking is to have it at the very edge of the sidewalk, leaving room between the tree wells to have outdoor seating while still allowing for a flow on the sidewalk.

Inside is pretty much a shell with dirt and gravel floors. While we were there workers were excavating the plumbing lines which had been installed with different plans in mind by the previous owner. They will likely be modified to fit the new plans for the space.

And what are those new plans? I’m glad you asked. There is space for five storefronts in the building. One is already taken by Lellyett and Rogers, Printing and Reprographics which, I believe, mostly does printing and reproduction for construction related companies. They will stay in their current address, though their front will be partially altered.

The remaining spaces working from the western (Lellyett and Rogers) end will include The Tree and the Vine next door. Working back toward the Hotel Oliver, it is thought the next space might be a high-end men’s hair salon or barbershop. A couple have expressed interest, but nothing has been set.

The next space is available, though they are picturing, perhaps, a food-related vendor, though not necessarily a restaurant. He mentioned that in the same since that The Tree and Vine is food-related with food products and kitchen supplies, there might be something for the next spot which would compliment that.

The final space on the end of the building across the alleyway from the Hotel Oliver is likely to be a restaurant. Whereas the others spaces have from just over 1000 to just over 1400 square feet, this space has over 1800 square feet will have plumbing to support a kitchen in the rear, with an exit into the alley. A large window will also be placed on the alley side at the end to provide additional light for the space.

It is expected that the spaces will be ready for occupancy in June and, hopefully, the entire store-front will be filled this summer providing a very helpful connector to the stores in the Daylight Building on the next block.

It’s amazing to think how much Union Avenue has changed in the last two years and  it doesn’t seem to be finished. The possibility of a tour of the condos under construction on the upper floors of the Arnstein Building was dangled at the end of our conversation. I’ll keep you posted.

In the meantime, thanks to Paul for e-mailing me about his new business and thanks to the unnamed person who gave me the tour. Watch for him. He’s the guy with the fake glasses, nose and mustache.

White Lily Tour a Fascinating Gift from Knox Heritage and David Dewhirst

One of the great perks of being a member of Knox Heritage is the early preview opportunities they offer of buildings that are going to be or are in the process of being renovated. Last week such an opportunity was offered by Knox Heritage, courtesy of David Dewhirst, in the form of a tour of the White Lily Building on Central just across the tracks from the Old City. The Knoxville News Sentinel has run a couple of good stories on the project this week and they are linked at the bottom of this post.

The entire factory, which closed several years ago, is massive. The portion of the factory purchased for this project includes the older brick portion on the front (North Central Street) side of the building. This portion includes about 50,000 square feet of the 300,000 square feet factory. Plans are to include around 40 new residential units which will be offered for lease. The possibility of some retail space has not been ruled out for the ground floor.

 The word being passed around that night was that this building is in better shape than most of the buildings Mr. Dewhirst has taken on as projects. The “bones” of the building seemed to be a focus. I’m sure that’s true, but it is still a marvel to me to see the inside of one of these buildings and understand how certain people look at abandoned buildings and see possibility where I see decay. I’m glad we have people like that.

The floors – and I think there were four of them all resemble the others. They are predominantly open and large with an intricate network of exposed pipes covering the ceilings. The floors are patchy. Portions have what could be valuable hardwood while other portions appear damaged or covered over with plywood. Man-lifts (at least that’s what we called them in my factory days.) serve each level. These are continuously moving conveyor belts which, once pounced upon, carry the man (or woman) to another floor where the person is expected to reverse pounce. I presume elevators will replace some of these and the others will disappear.

 Some of the units will have views of the rail yards, with a slice of the city in the distance. Up close they will have a view of the parking which, apparently, will be part of the deal if you lease one of the units. The best views, however, are from the roof, which I don’t think was on the official tour, but I had an obligation to my readers, so . . . I couldn’t resist checking out the guts of the machinery and the views of the city from the top.

 The northwest corner of the block is covered by what appears to be a large metal building, which may be a candidate for removal. I’m not sure about the silos and other mechanical parts. In any case it will be a very cool, historic building with plans for reasonable rates (see the articles below). Unfortunately, it will not be a quick project, and will not get underway for a couple of years at which point the first units will not likely be ready for another year.
